The Process
Undertaking a construction project requires various key stages prior to work commencing on site. Correctly planning and designing a project at the outset saves time, and most importantly, controls cost during the build. Below we set out the process and phases of a project and how Saville Construction work with our clients from our initial meeting through to the final handover.
Initial Consultation
It is crucial at the outset we fully understand your proposed project in order to deliver the perfect home for you. We will arrange to meet with you at your home to discuss your ideas and thoughts in detail. Following this meeting we will draw up the project brief. At this meeting we can also offer our advice and suggestions based on years of experience refurbishing previous clients homes.
Provisional Costing
Once we fully understand your proposed project we can provide an estimated cost for the proposed works to ensure that the project can be delivered within your budget. This avoids disappointment further down the line as it sets a budget for the professional team to work to for the subsequent phases of the design process.
Appointment of Professional Team
Once the budget is agreed we can then start to appoint the required professionals to take the design further. We have excellent relations with various independent proven professionals from architects, structural engineers, party wall surveyors etc. All of which are totally independent and can be appointed directly by you.
Design
The design process then starts with the architect providing initial concepts for you to consider. At this stage various ideas and options can be considered. Once a design has been finalised the required planning drawings can be produced and submitted to the local authority.
Planning & Consents
Before work can commence on site the required consents must be obtained. The designer will advise on what consents you require and ensure these are applied for on your behalf. Planning applications are processed by the local authority in approximately 8-10 weeks (subject to local authority lead times).
Detailed Design & Quote
During the planning and consent phase the Architect and Structural Engineer can start to produce your detailed construction drawings. We can further advise on costs during this phase to ensure the architects design is still within your budget. Once we have the detailed architects drawings we then produce a detailed scope of works and detailed itemised quote.
Contract & Start Date
Once the quote and drawings are agreed we then finalise the exact start date for works to commence on site. The payment schedule and a completion date are confirmed and contracts are signed.
Construction Phase
Once work starts on site we use our own team of skilled tradesman, combined with specialist suppliers where required, to undertake the build from start to finish. Combined with our Project Manager, who will be your direct point of contact, our team will carry out the full project ensuring all works are undertaken to the highest standards and fully compliant with current Building Regulations with all works inspected and approved at key stages during the works.
Project Management
Our Project Manager will be your point of contact throughout the build keeping you updated on progress and costs. Any cost variations are agreed in writing to avoid any confusion. Any queries or questions you may have during the build will be handled by your allocated Project Manager. We can implement your requests and advise too, helping you through the project, never forgetting this is your home.
Completion
Upon completion of the works we then agree a final snagging list with you. Once any snagging has been completed and you are happy with the works only then do you pay your final invoice. A final handover meeting is held ensuring all aspects of the house are explained to you and all required certificates and warranties are supplied for your records.
Return to Site Warranty
However, it doesn't stop upon completion. We are on hand and offer a return to site warranty on all our work giving you total peace of mind for the future.
